Starting a large new construction project is a moment of excitement, whether it be a residential, commercial, or large infrastructure project, but it can also be financially daunting. With increasing costs for labor, materials, and permits related to construction costs in recent years, managing a construction project with a budget may be one of the hardest parts of construction today.

But with some smart planning — and actually sticking to it — staying on budget is definitely doable. Here is how to keep your construction project on budget while maintaining a high standard of quality.

1. Plan a Realistic Budget

The first step in staying on a budget is to create one that is, first and foremost, realistic. Work with good architects, engineers, and consultants to determine realistic costs.

You should create a budget that has line items for all materials, labor, equipment, permits, legal fees, and other administrative items, and allow a reserve of 10–15% contingency for unanticipated costs. Remember that it is very easy to underestimate projects, and it can hurt even the most well-laid plans.

2. Selecting the Right Contractor

Come up with your own version of budget software that you and your client can use to track expenses in real time. You should compare planned costs to actual costs weekly or at least every other week. If you are unsure whether you are close to allowable costs, I suggest you consistently compare actual costs to projected costs, and if you come across any trouble, get involved right away!

6. Source Wisely

Materials can be a considerable expense in a construction project. If the material costs are greater than thirty percent of the budget, you have room to improve, as you know by now.

Getting materials in bulk, negotiating with your local suppliers, and sourcing reclaimed materials are ways you can save a considerable amount. Work with your contractor to review materials you can obtain and remain cost-effective with the build, even if they are durable.
